Complete Loft Conversion Guide: Everything You Need to Know

Maximize your home's potential with a loft conversion. We cover planning permission, types of conversions, and expected value add.

Is Your Loft Suitable?

Before dreaming of a new master suite, check the basics. You typically need a head height of 2.2m at the highest point. If it's lower, you might need to lower the ceilings below (messy) or raise the roof (requires planning permission).

Types of Conversions

1. Roof Light / Velux Conversion

The simplest and cheapest. You don't alter the roofline; you just add windows, reinforce the floor, and add stairs. Cost: £20k - £30k.

2. Dormer Conversion

Extends the roof vertically to create more headroom and floor space. The most common type in the UK. Cost: £35k - £50k.

3. Hip-to-Gable

For semi-detached or end-terrace houses with a hipped roof. It straightens the sloping side roof to create a vertical wall. Cost: £45k - £65k.

4. Mansard

The most extensive work, effectively adding a new storey with a flat roof and back wall sloping inwards at 72 degrees. Cost: £50k+.
