Types of Damp
There are three main types of damp, each with distinct causes and treatments:
1. Rising Damp
This occurs when groundwater rises up through the walls via capillary action. It typically affects the ground floor walls up to a height of about 1 metre.
- Signs: Tide marks on walls, salty deposits (efflorescence), peeling wallpaper/paint near the floor, rotting skirting boards.
2. Penetrating Damp
This is caused by water leaking through walls from the outside. It can happen at any level of the building.
- Signs: Damp patches on walls or ceilings (often darker when it rains), wet plaster, cold walls, moss growth on external walls.
3. Condensation

- Condensation: Poor ventilation, drying clothes indoors without extraction, lack of insulation, heating turned off in unused rooms.

- Allergic reactions (sneezing, red eyes, skin rashes)

Fixing Rising Damp
This usually requires a professional intervention. The most common fix is injecting a chemical damp-proof cream into the mortar course. In severe cases, plaster may need to be hacked off and replaced with salt-retardant renovation plaster.
Fixing Penetrating Damp
Identify the source of the water ingress and stop it. This might mean repairing a roof leak, clearing gutters, repointing brickwork, or applying a breathable water-repellent sealant to the exterior.
Fixing Condensation
This is often a lifestyle and ventilation fix:
- Install extractor fans in kitchens and bathrooms (humidistat fans are best).
- Use trickle vents on windows.
- Dry clothes outdoors or use a tumble dryer with a vent.
- Improve insulation to warm up cold walls.
- Maintain a consistent low background heat.
Prevention Strategies
- Regular Maintenance: Keep gutters, downpipes, and drains clear.
- Ventilate: Open windows daily, even for 10 minutes.
- Check Ground Levels: Ensure soil or paving is at least 150mm below the damp proof course.
- Inspect Roofs: Check for slipped tiles or flashing issues annually.
- Insulate: Proper loft and wall insulation keeps surfaces warm, preventing condensation.
- Heating: Avoid cold spots in the house by balancing radiators.
